What an absolutely terrible experience. I switched from a 12 month plan to a 6 month plan because of how expensive and ridiculous their expenses were. I was charged an additional 1000 dollars monthly for this change. I had also had a contract that states my lease ends on 7 January. I received a call from their office early December asking if I intended to extend which I had declined because I bought a place elsewhere. I had also asked if there was anything further I had to do and there answer... was no. At this point I assumed I had given clear communication to leave and I was done. I came January 2 and turned my keys in garage pass in. At that time I was told that I was good to go, and I would receive an email regarding my security deposit. A week after my lease had ended, to my surprise, I got an email with the final billing statement with my deposit being applied to an extra additional month worth of rent. At this point, I feel that I have given enough communication and notices to close my lease. Especially since in the beginning, we had changed my initial rental agreement from a 12 month plan to a six month plan. This had also caused us to pay an additional thousand dollars monthly. When I had tried resolving this matter with the company, there was never any clear distinction that they had informed me of anything else required of me. I felt as if I was tricked into this , and had been mislead by the company on how to end my lease. Through the numerous calls I had with their office, I was cordial, and only received a disruptive and monotone likely response from their associates. Will not recommend staying here to anyone.

Over 10 Flying Cockroaches Inside Apartment Unit in June & July 2024
This has been a disgusting and horrible experience. I have been a resident of the Village since January of 2019 and have paid rent on time or early since. For the last year or so I have been month to month and June of this year I have had cockroaches (flying too) coming out of the drains and into my apartment. They would fly and crawl around the bathroom, shower, and roam around the living room and kitchen and I finally ended up vacating after they started going in my room out of my walls... .
After 4 pest control visits in less than a month, all of the pest control vendors articulating the same thing - spraying the unit and drains and baseboards will not do anything. This is a larger Irvine Company drainage issue as there is likely a leak in the piping which they need to fix. I articulated this multiple times to Irvine Company and even asked for a unit change. They either ignored my calls and e-mails or said "they are working on it" with no response or action from them. It got so bad with the cockroaches to where they figured out how to get in my room and ended up coming out of my walls. I woke up in the middle of the night to cockroaches on my wall and ended up leaving my place at 2:30 AM that night and staying somewhere else. The next day I signed a new lease and vacated my apartment couple days after.
I have been living in a new and renovated unit top floor as well, and have kept everything clean and spotless as reference.
I have been month to month, and when I requested my prorated rent for July back credited back for the days I did not occupy the premises due to the unfit and uninhabitable conditions and laid everything out, the community manager, started raising her voice telling me what I did was illegal and that I owe another full month of rent.
Now instead of crediting me back, they are trying to charge me another full month of rent claiming I am rent responsible and didn't put in my 30 day notice - completely disregarding the infestation of flying cockroaches over the last month.
I would advise anyone who is looking to rent from Irvine Company specifically at the Village to stay away. I have personally seen rats and cockroaches in the hallways and roaming around. I have been a doubter of all of the yelp and googles until now but can confirm first hand that all of the reviews are beyond true.

Worst place you can rent ever ! Below any safety standards in Irvine
we stayed there for 2 years . One time I had someone drunk walk into my apartment at 4 am in the morning with my whole family in the house because of lack of security , another I had my downstairs neighbor threaten me by coming to my apartment because of what he assumed was noise (incident documented by email), another a stolen Car from Vegas was parked in our parking spot (again documented by email) and when we decided to leave we were charged with a huge bill for carpet replacement for a stain... that could have been easily cleaned , asked us to throw away the keys when we left then billed us 130 dollars for keys replacement ( again email documented), the pools are always beyond disgusting and have mainly people who don’t even live in the village . The residents guest services are beyond rude (they never reply to complaint emails again I have multiple emails documenting complaints with no replies) , zero safety and by zero I mean there is literally a visitor garage that has direct access to an elevator to all apartments , over priced rent and zero respect to addressing residents . Rent anywhere else but Irvine company and specially the village .

Avoid at all costs
The only place I have every lived that was worse was infested with cockroaches. But hey, at least our unit was only infested in ants when we moved in.
It has been only SIX DAYS and there is a list of negatives. If you think this is a luxury complex with a caring staff... I did too, but it's not.
Cons -
- Our AC "had no freon" so we dealt with a broken AC until the "fixed it", yet I still sweat in my bed at night with the AC set to 68 and can't use my blanket.
- Two names on the lease but... they send everything to one person even when the other person initiates a request. Working? Who cares. They'll send the pest control work order at 9 am the day of and three hours later cancel the service because you didn't respond while at work.
-Reported problems with the unit through email upon moving in? They won't acknowledge them because it wasn't through the "proper form".
- Need your place sprayed for the infested bugs? You'll be required to remove EVERYTHING from your cabinets, drawers, closets and move all of your furniture so they can spray for ants. On top of that there is a 5 hour window for the service so your pet has to be out of the apartment for 5 hours or they will not service the unit. What do they expect, for you to take a day off of work and take your pets somewhere else? No weekend servicing?
- Kids run WILD. I counted 28 kids at the basketball court area when I went to shoot around. It is impossible to enjoy the amenities when they kids are unsupervised, and they are quite rude. Had to call security because a large group were holding a boxing match and was told that security can't do anything so to call the police station instead.
- Walls extremely thin.
Pros -
- Good landscaping.
- Nice location.
- Big pools.
All in all, for the price, look anywhere else. It's unfortunate that Irvine Company Apartments is one of the only decent options in the area. I wish I could break my lease.

One of the worst in irvine
This complex has got to be the worst managed complex throughout all of irvine company.
The gyms and pools are always closed because of rats and rodents getting into them.
They do not have security and if they do send someone out, it literally looks as if someone threw on a security jacket and came out of their own apartment. Insane, how they don’t care about a single thing other than an appliance being down.
There’s been a ring of thefts that have been happening in the parking structures,... multiple occasions where thousands of dollars have been taken from cars, the cameras in the structures are set to literally only capture who is going up the elevators, and we could see how much that helped with last years hostage fiasco.
This apartment complex is ridiculous and unsafe. Look elsewhere
