This property is completely overrun by black mold. It will consistently reappear no matter how much you clean the walls and try to keep moisture out. Management knows the issue comes from INSIDE the walls and will simply repaint over the mold each time it comes back. You will start to feel the symptoms of mold toxicity within a few months of living here.
Packages are stolen on a regular basis and my mailbox has been broken into three times. The problems are nonstop - no hot water, water... turned off completely, air conditioner broken, leaking pipes, broken garbage disposal, corroded wires and appliances, community washing machine constantly broken, etc etc. Management is one person who takes 2-3 days to respond to any issue, so if you have ANY maintenance emergency you cannot get help. If you lose your keys, you will literally have to find somewhere to stay for a few nights.
The low cost of this building is tempting but PLEASE PLEASE STAY AWAY from this building for the sake of your health and safety.

Large apartment in beautiful neighborhood
I've lived at this building for three years and the location is great. Right near LACMA and the Grove and safe to walk or jog at all hours. The apartment is nice, new flooring was installed before I move in and I have a fireplace and a pretty view from my balcony. Friendly neighbors.

AVOID - bad management, mold infested
Management clearly doesn’t care about the tenants. The building supervisor lives on-site but refuses to communicate via any means with residents and is rude and unhelpful when she does. Black mold everywhere. No sound absorption between walls and floors so you hear everything your neighbors do. Street noise is ridiculously loud as well - cars love to zoom down the street blasting music, homeless folks yelling at all hours, etc. Only 4 washers and 4 dryers for 39 units and it’s guaranteed that at... least 1 of them will be broken or not working properly at any given time. Elevator gets stuck regularly with people in it - fire department is called frequently to the rescue. Do I need to list more? There are much better options in this area.

Worst (Apt) in the BEST neighborhood
My mother always told me to find the worst house in the best neighborhood. I truly feel this is what I have found. But in a good way! I mean it. The neighborhood is so great! Walkable to multiple grocery stores, a pharmacy, Chipotle, up-and-coming bars, hip restaurants, etc! The apartment is totally fine. Ultimately, the only thing it is lacking is aesthetics. It has two bedrooms, two bathrooms, TWO parking spaces, a dishwasher, garbage disposal... honestly, so great. Just wish it had a... bit more character and/or personality. At least it has a great roof with the best view.
