don’t do it

Things to expect if you choose to live here:
-elevators not functioning (expect 1 working elevator )
-freight elevators unavailable for move in/out
-smelly hallways
-breaking and entering from the homeless that stay right outside
-employees with bad attitude
-rats in the parking structure…that’s if you get a spot after being on the wait list for most of your lease
-construction and roadblocks
-constant filming around building—you have to detour to get into the building
-old plumbing...
and leaks
-takes several weeks to repair appliances
-unsanitary sidewalks (dog and human remains)
-bad floors
-airbnb parties
-amenities unavailable
-roaches
-no security
-concierge unavailable when you need them

Should I go on? I lived here for several years it’s really not worth the price & yearly price increases.

Great Place to Live

I lived in many downtown apartments in my 6 years here. I always heard good things about Pegasus, like their pool top, amnesties and their great location.

If you like the hustle bustle of city life, restaurants, bars and to network and meet single professionals, this apartment is for you.

An Urban (Corporate) Oasis

Horns, hipsters and the homeless. The grit, the smell and the gleam. Welcome to the Central City. DTLA!

In the thick of the Financial District lies Pegasus. Built in 1949, this former big oil headquarters and somewhat cold and modern Art Deco 13 story building boasts a plethora of pros; The sun drenched pool, the gorgeous lobby with it's original marble and express elevators, the 12 foot ceilings, and the historical bi-fold windows. Not to mention the people. From the leasing agents to the...
maintenance workers to the concierge to the parking valets. Courteous and professional. And the location?! Walk in any direction and you've got it all; Eateries, bars, coffee, and groceries. A bit further and you've got LA Live, Staples and Little Tokyo. And of course the 7th Street Metro Station. Days become weeks before you realize you don't miss driving.

Now the unfortunate side of things. I've been a resident at Pegasus for three years, and each year my rent has increased by 10 to 15%. We're talking an extra $200 per month after your first and second years. The leasing agents will work with you the best they can, but really there's very little room to negotiate. It all goes straight up the ladder to corporate. The publicly traded Equity Residential.
Guess they need to keep their shareholders happy. I on the other hand do not own stock and will not be renewing my lease for a fourth year. If Downtown was rent controlled I'd never leave!

If you love this city, crave it's culture and dig it's diversity, then yes, spend a year or two at Pegasus and soak it up like a sponge. Bum urine and all!
