Very happy here

This place has been great so far! Beautiful location, wonderfully upgraded units, and fabulous, caring staff. Special shout out to Alex, Justin, and Sharmil in the office. They have all made me feel at home. Thank you so much!

Stay Away!

This property is ALWAYS under several kinds of major construction projects and vendors with outdated equipment, roundsaws, lawn mowers, blowers that go on for hours monday through friday. Garbage piled high in dumpsters left open ajar cooking in the sun all day smelling to high heaven under your bedroom windows. MAJOR parking problems that are never resolved as there is little to no oversight on this property anywhere. Paper thin glass windows & walls make for constant noise. No peace, rare... cleanliness, no parking, loud property,constant construction. Go anywhere but here.

Parking

Now, regardless of the size of apartment, you can only have 2 vehicles. Note....I'm a service connected disabled Veteran, live on a fixed income, have always paid my rent on time or early. My children that I have raised here, can no longer reside with me, due to the Irvine Company's lack of customer service and care for its tenants. I brought this to the front offices attention, and they told me "Sorry, it's in the lease".

You will truly regret moving here if you do, and you will remember...
this post when you move out. You'll say to yourself......."Dang....that guy was right". I actually told a young couple that today while I was in the leasing office. Go figure......the Irvine Company asked me to leave the leasing office. I guess they're afraid that people will continue to find out the truth about this property.

Hidden Gem

The Las Flores Apartment homes is a great neighborhood to live in. South Orange County consists of apartments with sky high rent and a small living space and room. We current have a two bedroom two bath on the second floor. Surprisingly, the noise from above and below is extremely minimal compared to previous apartments. Also the neighborhood has a great amount of parking, as well as two pools and facilities which include laundry and fitness centers. Right behind the complex is a trail where you... can walk your pets, as well as go mountain biking.

Apartment and Bowling Alley wrapped in one 2 Bedroom

I know, it's a weird title, but if you were sitting in my living room on any given night you would understand. The ceiling is super thin in all the apartments so if you unlucky enough to have someone above you; every day you will think they are surely bowling or perhaps dropping heavy weights. My daughter and I often make up stories as to what today's noise could be; sumo wrestlers or perhaps a good old horse race.

Other than the complete inability to relax and sleep in a quiet environment...
this is a decent apartment. Spacious with lots of storage the units satisfy most family needs. The pool is not heated year round as they will indubitably tell you, and it's not as clean as one would hope? The last frustrating part of the experience is that every time your lease comes up for renewal they will raise your rent 20-30% which is outrageous. This particular issue started when The Irvine Company bought them.
