I am normally a very easy tenant-- I am quiet, I'm clean, I pay my bills on time. The District apartments have some of the most negligent maintenance and management I have ever seen.
During May, I went without air condition for 19 days. I submitted about seven different maintenance requests through the online portal and received zero communication and even a few cancelled requests with no change in my apartment. I called the emergency maintenance line three different times and sat on hold for... about twenty minutes each time and each time was assured they were so sorry and a manager or supervisor would be over right away, and each time no one showed up. One time, I returned home from work and someone had set up a portable air conditioning unit in my living room, which would be great except that whoever set it up either did not care at all or had no clue what they were doing because they didn't vent it, so my apartment was just filled with the hot air coming from the back of the unit. My thermostat read 92 degrees. The next morning I finally went into the office to complain (with a migraine because I slept in a 90 degree apartment) and only after dragging the property supervisor to my apartment and having her scream at the maintenance team on the phone did anything finally even attempt to get fixed.
On top of that, there was junk left in the stairwells, in the car ports, and in the parking lot on the day I moved in that was still there on the day I moved out. Most of the time I didn't think there was any sort of maintenance staff on the property at all. Management provided almost zero support and never got back to me on why it took almost three weeks for someone to even talk to me on the status of my air conditioning.
You could not pay me enough to live here again. I get that college apartments aren't supposed to be great, but you can do a hell of a lot better than this.

How my apartment took my money, time and patience
If I could give this complex a zero star rating, I would. I had numerous problems with awful management, untimely maintenance workers and disgusting facilities. If you get an apartment that was actually renovated (mine was suppose to be, but wasn't) then you may find the apartment itself okay, but it isn't worth dealing with the management. They lost paperwork, tried to double charge me for my pet deposit, never responded to complaints/concerns, didn't give me my mailbox key for over a month,... failed to tell my my apartment number or roommate information until two weeks before move in, had INCREDIBLY high energy bills that they would do nothing to alleviate, and much, MUCH more. You'll also have problems with maintenance not showing up on time (or at all), improperly fixing things or failing to properly do snow/ice removal during the winter. Also, expect to pay a decent amount for laundry (the units are not in your apartment), but remember you aren't allowed to wash your bedding, so good luck on that one. Prepare to buy new clothing as well because I had 4 pairs of jeans ruined by their washers. For anyone interested, I have a 5 page document detailing all the problems I had while living here. Perhaps, instead, save yourself time, money and patience and live somewhere else.

Do not live here ! The management is awful if I could write this place has zero I would! It started out fine in the beginning and once you actually have a problem forget about getting taken care of . We had bedbugs and they said that we brought them in for bringing in something new or traveling somewhere which did not happen ! Then when you find out how much it’s going to cost to treat them it is like $1500 . What college kid can afford $1500 for pest control . We also saw the pest control... vans there about every week and when calling around to all of the companies they get called frequently to this place . The office tries to tell you that it is a quarterly treatment yet this happened seven months after moving in and we never had a treatment so so much for the quarterly treatment because there should’ve been two more quarterly treatments in the meantime . The company is literally told us that they were called out for bedbug inspections . The problem is they say that you signed a bedbug addendum that freeze them from any liability which we never signed when we asked them to produce such contract it took them four days to produce a contract of what we should have signed and when asking other tenets about it nobody knew anything about this contractor were assuming they’re trying to slip it in or they decided to go and add it or threaten it thinking these college kids are just going to lay down and take the abuse from the office . Don't live here, bed bugs!
At the begging of March we discovered bed bugs in our unit. Immediately we called the office, right away they said that is your problem you signed the bed bug addendum and hung up the phone. Which come to find out is very uncommon for a complex to have this so called bed bug addendum. So without question we called an exterminator and confirmed the infestation. They also let us know that without treating the whole building, a unit treatment will really not be effective because they could easily... retreat to other neighboring units and come back once safe, which is likely what they did to get into our unit in the first place. So we washed and heated everything that was fabric which ruined a lot of our clothes, threw away everything in our living room which leaves us using bag chairs in our living room, and also had to throw away our beds which leaves us living on air mattresses. At this point we still have problems with the bed bugs and have requested to get out of our lease 2 months early to escape this infestation which we see as only fair given the thousands of dollars we have had to throw away in property. When talking to the new property manager (who was not even made aware of this bed bug problem by the previous manager) she admitted to us that the one unit chemical treatment would not be effective and that multiple units surrounding our would need to be heat treated and most likely moved out of for up to a week.

Bed bugs!!! Beware!!!
I moved into an apt on Aug 1, 2018. I signed a lease with them after having issues at my previous apartment with a pest infestation. Kinyata, one of the managers here, was very helpful and even gave me advice on how to appropriately sue my previous company. In the middle of August, I was matched to have someone live with me who is now my best friend. Cut to March. We had started getting bit by something while we were sleeping and found tiny bugs. We called the office and was told “your problem.”... An exterminator came out and confirmed bed bugs and quoted us $1700 to treat and warned us it wouldn’t solve the problem as every touching unit needs treated. We followed his advice: throw away beds and all furniture, then wash everything fabric on HIGH heat for 1 hour and vacuum. Destroying our clothes in the process. Sleeping on air mattresses and keeping clothes in plastic tubs. April they came back. we reached out to the office again and again said “your problem” and told us that we signed a ‘bed bug’ addendum, which made us liable for the bugs.we asked for them to show us where we signed it, they couldn’t. We asked to see a blank one, and that took hours to find. they knew they had to treat our apartment So they did, chemically. the chemical treatment did nothing! Ia pest control company told us that multiple units in our building are affected. We also found out that chase place (old name) had MANY complaints about bed bugs. We went to the office to speak with them and the new manager was not aware.then told us that “chemically treating would do nothing, the apts and surrounding would need to be heat treated.” the next day, she said her superiors said “they handled it. the bugs are gone.” Which they are not. We have had to throw thousands of dollars worth of clothes, shoes, couches, mattresses, box springs, and curtains away. But they refuse to see that. They refuse to understand that we are sleeping on air mattresses, being kept awake because we are fearful of being bit.
So, do not move here unless you love blood sucking bed bugs. Or if you love wasting money on things to have to throw them away. Or if you love never feeling like you are at home because you have no furniture. Or if you love blowing an air mattress up at 3 am because it has popped yet another hole because they are not meant for daily use. And if you love being a victim of crappy landlords, then this is the place for you
