Any reason to take your money

Maybe this review will actually post. They kept $500 of my brothers security for pet damage for new carpet! First of all he didn’t have any pets. Second he worked 60 hours a week, he didn’t even use the second bedroom. They did a prewalk theough and that lady said the place looked great! He didn’t hang a single thing on the wall! It looked as it did when he moved in! We have no evidence from them of any damage, so I’m curious as to why they do a walk through after the person moves out! Hoping... my brother calls a lawyer! I feel like they made it up to get some kind of money since the place looked brand new still!

Hi! Has your brother tried contacting the Property Manager regarding this? Any inquiries regarding security deposit returns can be handled directly with the on-site Property Management Office. They will have detailed information regarding any... deductions including invoices for repair and photos of the unit and damage. Please feel free to have your brother reach out to them if he has any issues with his return. Thank you!

You should watch out!

I just want to share with you my experience at this apartment. I recently had to break the lease since I purchased a house. I understand that it was not good to break it. I had never done that before. Anyway, the property manager has been harassing me since then. I finally hired a lawyer. She said, I had to pay $500 in order to sublet my apartment. I did not comply with it since it was not stated in the lease. Now, she keeps my security deposit and demands that I should pay the final... month rent and the damages after someone else moved into the apartment. She keeps saying that I damaged apartment properties. Of course, not. How could I?? Also, please know that your rent increases 3% every year when you renew the lease. I lived in several different apartments in different states in the past, but I have never had this kind of experience before.

Again, I just wanted to share with you my experience. The lease was very general. Nothing was specific, but they tend to add double standards on it. So, watch out!! If you have any questions, do not sign anything! You should ask advice from someone else.

Breaking a lease is breach of a legal contract. This of course has fees associated with it. There are other options to avoid breaking a lease such as subletting. If a person chooses not to sublet or consent to a sublet arranged for them, they would... be opting to break their lease and forfeit their Security Deposit as well as be held responsible for any outstanding rent and/or damages.

Harassment is defined as aggressive pressure or intimidation. We send notice of unpaid balances before reporting a person to collections to give them the opportunity to rectify their account and avoid a negative item on their credit report. If this is considered harassment, we are guilty of that.

Our lease is very detailed and has specific terms such as "LEASE BREAK: There is a strict NO LEASE BREAK POLICY, under any circumstances. However, if a Tenant does vacate the apartment prior to the end of the lease, the tenant’s full Security Deposit will be retained as reasonable costs associated with re-letting the apartment. This charge will not release the tenant from the obligation to pay rent until the apartment is re-rented or the lease expires, whichever comes first. In the event rent and lease break fees are not paid to the Landlord, all leaseholders will be reported to the credit bureau, or may be taken to small claims court or turned over to a collection agency." This quote is taken directly from our lease.

As mentioned above "someone else moved into the apartment", we always do our best to sublet/re-let an apartment so that the resident can be released from the remainder of their lease, leaving them responsible to pay only for the days leading up to the new resident move in.

Spacious

The bedrooms are great sizes, however the layout could be a little better. The heat could also be better. The upstairs was always decently warm, but downstairs was always freezing. Overall the apartments were nice, definitely a good price for the size. The only thing that I really didnt like was the distance to downtown.

There is a heater at the bottom of the stairs that if not utilized correctly can direct heat up the stairs, causing the downstairs to get a bit chilly. I have some great tips to avoid those issues and if you ever decide to come home to Country... Townhomes, I would be happy to share them with you!

We are just 5 minutes from downtown Cortland!
