Security Deposit - Tenant more Accountable than Management

Was charged $780 for 2nd bedroom carpet replacement for a small area of carpet that lost its dye color in far corner. Have had a non working dishwasher for 3 months that was told wasn't fixed yet due to staff shortages. So, the tenant is held more accountable than TRANSFORM the Property Management Company. If they are being compensated for the carpet shouldn't the tenant be compensated for an amenity that is listed as part of the rent and they don't have use of - a DISHWASHER

Advertised amenities not available, poor mgt, cheap construction

Looks can be deceiving. Main issues are persistent management issues (issues with responsiveness and addressing issues). Amenities are not open or available most of the time. Example: pool not open despite 80+ weather, unknown when or if it will be open during summer per last email month ago from mgt, not even allowed to use lounge chairs or grill unless staff present (which they are short staffed...so rarely), common clubhouse area is locked and unavailable except during weekdays (so not... allowed to use during evenings or weekends during most of the year). No rent discount given despite this. Would recommend checking out other properties as it's not worth it. Also, some recent 5 star reviews are fake or paid for (eg some mention Alyssa still here..not true she left months ago). Also beware of overpriced "damage" claims, expect to pay close to $1000 for stove damage unless you never use the glass top stove.

Poorly managed

Say goodbye to your security deposit because you will never get it back. I moved in in 2019. Pre covid, everything seemed to be okay, no issues really. Fairview was also under a different management then. When the new management took over, I knew this time it was different. They closed our garbage room. This was one of the good features of the apartment because you do not have to leave the bldg to throw your garbage. But then we were told they would close this due to sanitary concerns.. okay... sure, reasonable enough. They ended up not reopening this and threatened us that cameras will be installed if garbage is not disposed properly in the dumpster outside the bldg (inconvenient esp in the winter and if you tend to produce a lot of garbage). We were only able to enjoy the convenience of the garbage room for maybe 6 months. I realized that they turned our garbage room into their storage.

So we finally decided to move out. I received an email that I will be charged $590 for replacement of the ceramic glass stove top. Appliances, when used will show signs of wear and tear, especially for fragile surfaces like... glass. I know the manager will reply saying it is not a normal wear and tear and might even show a picture but EVERYBODY who uses a ceramic glass stove top WILL leave scratches.I mean, everybody. So I am guessing everybody who ever rented here will get charged. We tried our best to clean any residue on this and even that was challenging but we succeeded. The only problem was there were scratches. Not only that I will not get my security deposit back, I now owe them more money.

On top of this, as everybody already said, the apartments are made of cheapest materials with cheapest appliances.

So for anybody still thinking of renting here, if you do not absolutely cook, do not mind living in a “luxury” apt with cheapest materials/appliances, do not mind the noise of your neighbors, then this place is perfect for you.

Better hope nothing breaks.

Really disappointing. I've lived here for more than a year. We've had a broken dishwasher now for five full weeks.

I reported it promptly, and the folks from maintenance stopped by the next day to take a look. Broken part. This was a Friday, and I was told that I'd hear back about an ETA on when I'd have a working dishwasher on Monday. Monday came and went. I called on Tuesday afternoon when I still hadn't heard back. I was told that they still didn't have an ETA, but that it might be a few...
days since the part was backordered.

At the beginning of the following week, I was emailed that the part had shipped and that they hoped they would receive it by the following Friday. Two full business weeks seems like a long time for shipping to me, but whatever.

Well, that following Friday came and went and I hadn't heard anything. I figured I'd hear from the management the following week. Nope -- now we're at four full weeks without a dishwasher.

I emailed to check in on the Saturday at the beginning of our fourth week without a dishwasher, so I wasn't expecting a response that day, but I figured I'd hear back at the beginning of the business week. I'll let you guess what happened: Not a word on Monday! Nor did I hear back on Tuesday, either, so I called them at the end of the business day.

Apparently the part hadn't been shipped, or was lost in shipping, or something. Could we have a new dishwasher if it still wasn't clear when the part would come in? The answer was no, because there is a nationwide shortage of dishwashers (I looked -- there isn't, and a super similar model, a 24" Frigidaire, can be bought at Home Depot and be here in just a few days). Could another dishwasher -- or even just our broken part! -- be taken from a vacant apartment? The answer was no, because there are no vacant apartments (spoiler: there are).

We are in exactly the place as we were more than a month ago -- no working dishwasher, with a vague promise of a part being ordered, and rarely hearing back when we are told we will. Who knows if the replacement part will even actually be the fix our dishwasher needs!

Even worse is that we recently renewed our lease, so our rent has actually increased by 2.5% while we've had a broken dishwasher! For the amount that you pay here, you'd expect that a "luxury apartment community" would at least be able to provide basic amenities. Instead, we have been left with nonanswers -- if we're lucky enough to hear from anyone at Transform at all.

Good property ruined by poor management

This one star goes to the location and the quiet surroundings. Nightmares then starts with this NEW management, Transform Spoleta to be clear. This management is hideous, unprofessional, and chaotic.

1. They do not hand you the lease agreement for signature, but a one page form instead. Be sure to ask for and read the entire lease agreement, which shows their true color, before signing anything with them. Their actual lease basically asks you to waive all your reasonable rights to their...
unreasonable rules, e.g., You signed to waive your right to trial by jury in the event disputes arise.

2. They DO NOT professionally clean the apartment before you moving in. The moving in condition of my apartment was UNLIVABLE in everyway. The kitchen was greasy and smelled like a filthy restaurant. The toilet was covered by disgusting stains. Part of the dyer drum was rusted and had a large amount of hairs collected in there. It took them four work orders (a month) to agree to replace the microwave, from which aged oil kept dripping to the range down below. I ended up having to spend thousands to solve the odor and dryer issue myself.

2. Current mgmt put minimal effort in addressing your issues. They process the requests only twice a week, and they are proud of their pace. A substantial amount of my time and energy were wasted on requesting work orders repeatedly to improve their unlivable apartment, only to wait for them to come over once a week and leave the SAME issue unaddressed . They showed no apologies to the difficulties they caused me, they instead accuse me of making unreasonable demands and being difficult. Even though my every single request was backed up by solid photo and video evidences.

3. Current mgmt is chaotic. They did not seem to use a catalog to keep track of their items, but use their eyes instead. The garbage totes were missing from my garage since day one. When I asked them later about those totes, they told me that their EYES can confirm the totes were there on the move-in day but disappeared all of a sudden. It sounded like they were hinting I stole their garbage totes when the monthly rent rate is apparently on the high end in this area and I have spent thousands to clean their unlivable apartment before moving in.

In sum, a good property (started by Morgan) ruined by current mgmt. Stay away if you want peace.
