I am currently dealing with severe health effects from a longstanding mold infestation in my apartment's HVAC system at MAA West Austin. I have the receipts: photos of the mold, the aftermath of the cleaning attempt, my mold toxicity results, and a de-identified physician note.

I lived here for nearly four years. Over time, I developed increasingly severe and unexplained health symptoms despite being a young, healthy individual. After years of medical testing and appointments, I finally... discovered the cause: mold exposure. There was rarely a strong odor, which made identifying the source extremely difficult. A lack of smell does not mean a lack of mold.

After discovering visible mold in my air vent, I hired an independent inspector who found evidence of longstanding fungal growth and contamination throughout the HVAC ductwork. Full remediation was recommended. Instead, management chose to have the vents "cleaned." The result was debris being blown throughout my apartment—including into kitchen cabinets and across personal belongings—despite assurances that this would not happen.

As a result of the exposure and contamination, I have been forced to leave my apartment, replace many personal belongings, and continue dealing with significant medical expenses. The company has accepted no responsibility and has made even basic resolutions, including lease termination, difficult.

What is most concerning is that I have spoken with multiple former tenants who reported similar mold issues and similar responses from management. According to the property manager, mold inspections are not routinely performed between tenants. In a city like Austin, where humidity and mold are persistent concerns, that should be alarming.

If you are considering living here, research the property's history of mold complaints and understand that lease arbitration provisions may significantly complicate any attempt to seek compensation for damages.

We almost moved in here as my office is conveniently located across the street. After reading the reviews - WE WOULD NEVER move to a place like this!
Stolen packages, noise, dirt, unfriendly management - NO THANK YOU!

First off, kudos to the maintenance team, they were always quick to respond when placing a service request. Only reason I gave 2 stars.

It wasn't too bad living there until recent. They shut down all amenities to renovate at once, yet still charging amenity fees. Renewal didn't lower the rent due to these inconveniences either. They moved the office to the unit right next door to me, without any thought of the inconvenience of hearing people go in and out all day, driving my poor 1 year old dog... absolutely crazy and gave her bad anxiety.

Upon moveout, they forced me to pay for a scent that was non-existent, starting they had to replace the vinyl flooring because of a strong scent, and that they were nice enough not to charge me for the full replacement. Come to find out they're upgrading the flooring in all the units as tenants move out. The management team may be friendly, but they have horrible customer service and don't care if they inconvenience your daily living situation. Read More

Super close to everything without the headache of being 'in' downtown.

We were very excited about moving in to MAA West but after just a few days living here, realized how many issues there really are. The apartments are beautiful from the outside and in a great neighborhood (though right next to the highway). The insides are pretty nice, too, even though the unit we moved into had a ton of unfixed damages from the previous tenant.
1. Whoever planned the apartments may have been under the influence. It sounds like a joke, but I am serious. Light switches... EVERYWHERE instead of one all-in-one panel and some at different heights. As an example, there are 4 light switches all within 5ft of each other in our living room. Doors open into each other, dryer is hard to access without trapping yourself in the corner, etc.
2. Management is uncommitted and seems to not really care about the residents at all. When you first move in, you can only pick up your keys from 9am to 4pm which is very inconvenient for people who have jobs (all of us? lol). There are constantly complaints on the resident portal about packages being stolen, to the point that most residents have had to purchase ring doorbells. The same pieces of trash have been in the hallway since we moved in nearly a month ago... not sure if maintenance/cleaning even exists here or if residents are expected to clean up trash that isn't theirs. Upon signing the lease, residents are asked for their preferred name but it is never used in correspondence.
3. Parking garage - We were never told that there is an option to buy a reserved parking space ($60/month) and upon the second day of living there, realized parking is a major problem. If you are not home by 6pm, you will likely need to park on the rooftop. The layout of the parking garage is also an issue because anyone can get in the garage at any time, even without a FOB; all they need to do is wait for someone behind them to let them in, which happens daily since there is only one gate and no way to turn around once you go in the garage.
