MAA West - Best Facade in ATX

We were very excited about moving in to MAA West but after just a few days living here, realized how many issues there really are. The apartments are beautiful from the outside and in a great neighborhood (though right next to the highway). The insides are pretty nice, too, even though the unit we moved into had a ton of unfixed damages from the previous tenant.
1. Whoever planned the apartments may have been under the influence. It sounds like a joke, but I am serious. Light switches...
EVERYWHERE instead of one all-in-one panel and some at different heights. As an example, there are 4 light switches all within 5ft of each other in our living room. Doors open into each other, dryer is hard to access without trapping yourself in the corner, etc.
2. Management is uncommitted and seems to not really care about the residents at all. When you first move in, you can only pick up your keys from 9am to 4pm which is very inconvenient for people who have jobs (all of us? lol). There are constantly complaints on the resident portal about packages being stolen, to the point that most residents have had to purchase ring doorbells. The same pieces of trash have been in the hallway since we moved in nearly a month ago... not sure if maintenance/cleaning even exists here or if residents are expected to clean up trash that isn't theirs. Upon signing the lease, residents are asked for their preferred name but it is never used in correspondence.
3. Parking garage - We were never told that there is an option to buy a reserved parking space ($60/month) and upon the second day of living there, realized parking is a major problem. If you are not home by 6pm, you will likely need to park on the rooftop. The layout of the parking garage is also an issue because anyone can get in the garage at any time, even without a FOB; all they need to do is wait for someone behind them to let them in, which happens daily since there is only one gate and no way to turn around once you go in the garage.
We just moved in, so I have a feeling this is just the start....

Disappointing Experience at MAA West Austin: Security, Transparency, and Maintenance Letdowns

My experience at MAA West Austin has been far from satisfactory. I feel let down by the management for several reasons:

Security letdown: One of their maintenance workers allegedly stole from my place, raising concerns about their hiring process and overall security measures. We had to hire a separate cleaning service at our own expense, as the management refused to reimburse us. Additionally, we had to invest in extra security measures like a Ring camera and storage space due to their security...
shortcomings.

Lackluster response: The management's actions in response to the incident were inadequate. While they quickly cleaned up the broken glass, the overall cleaning was not thorough, and no comprehensive solution was offered for our safety.

Financial burden: Despite being a loyal tenant facing unexpected financial difficulties, the management refused to waive or reduce the termination fee, leaving me in a difficult situation.

Noisy nightmare: The apartment's proximity to a busy highway, which was conveniently undisclosed, resulted in constant noise from cars, trains, and whistles, making it nearly impossible to concentrate or enjoy a peaceful living environment.

Lack of transparency: Important details, such as the lack of soundproofing, were not disclosed prior to moving in, leading to frustration and disappointment.

Maintenance mishaps: My report of a malfunctioning garage door went unresolved, highlighting a lack of attention to tenant concerns.

Package theft: Package theft is a recurring issue at MAA West Austin. The management's response has been disappointing, with little effort to address the problem. The garage door and entry gate are often left open, making it easy for thieves to target deliveries. Their focus seems to be more on catching dog owners who don't clean up after their pets rather than tracking down package thieves.

In conclusion, my experience with MAA West Austin has been highly unsatisfactory. I urge prospective renters to reconsider their choice and explore better alternatives.

Great location, disappointed with management of property

I have lived at MAA West Austin for under 4 months. My partner and I were really hoping to live here long term as we were very excited to move in, love the location, and we’re fairly easy people to please, but have been just so disappointed.

Cons
- Multiple drawers were damaged upon move in
- drains were clogged with the previous tenants hair upon move in
- all of the dirt in the grout from previous tenants took hours to clean out
- washing machine smelled awful upon move in
- had to place 3...
maintenance over months requests to have sufficient hot water, including going a full weekend without any hot water at all. our hot water heater eventually had to be replaced
- had 3 leaks in our ceiling after the first storm. this led to mold growing in one of our rooms that took days to get removed
- the water fountain in the gym has been toppled over for a month so there is not water in the gym
- the gym doesn’t even have proper cleaning supplies: there is dry paper towels with a bottle of hand sanitizer next to them… not sure if the idea is that we clean the machines with hand sanitizer?
- multiple machines in the gym are broken
- there is 0 service at all in the gym or the garage, which I know makes me feel a bit unsafe at times, plus it is impossible to find your visitors after they park to let them up

Pros
- great great great location, awesome park in the grove across the street, so walkable
- we love the layout of our unit
- Bryan in the front is very nice
- the maintenance team was very kind each time they came to our apartment
- the property manager came by to ensure the mold was removed which we appreciated

Would not recommend

I have lived at this complex for 10 months. Overall I would *not recommend living at this complex*

Pros:
- Nice unit
- Washer inside unit
- Central location

Cons:
- Mold was found in my air conditioning. The tech that came out sprayed bleach, which damaged 100s of dollars of clothing. It was a major fight to get the management team to reimburse for the damaged items. They wanted receipts for every items that was damaged. (Who keeps receipts for the clothes they have purchased)
- Only live on...
the top floor, if there are people above you it's extremely loud. You can hear every single foot-step
- Since I have lived here the complex wide fire alarm has gone off over 10 times. Several of these time were in the middle of the night.
- The complex's water has been shut-off 5+ times. Most of the time 5-6+ hours. The last time it was turned off it was for 10 hours. This was extremely inconvenient while working from home. (During the winter storm the pipes burst in many units, leaving us without water for several days. )
- Pool has been dirty every-time I have visited
- Gym equipment is old, and starting to show serious wear and tear
- Gates to the parking structure are often broken, decreasing the security of the parking garage.
- All the security gates in the back of the complex are left open, so anyone that would want to get in could with minimal effort (useful when you forget your keys)
- Several packages have gone missing
- Parking was okay, then the company started to make more and more spots reserved. This means you will need to park on the highest floor of the complex. This seems like a shameless cash grab.

Side-note:
Ensure you read your contract throughly, you must give a full 60 days notice. They will not remind you of this, and will try to get you to pay for more days than what is stated on the lease.
