Apartments themselves are nice but most of the amenities they advertise are just for show to get you to sign a lease.

CONS:
1. The dock / water is hard to access - Unless the pool area is unlocked, which is rare now, you have to go all the way around the whole building to get to the pier. Also the dock is usually covered in bird poop.
2. A lot of dog poop outside.
3. Very tight parking spots and usually hard to find a close spot.
4. The coffee machines are no longer available 24/7 - It's now only available when the office is open, which is around 9:30am to 4:30pm Mon-Sat, so if you go to work before that...
like most people, you can't get coffee. A huge inconvenience for me personally.
5. Single use visitor parking passes - They're only available when the office is open but they can last for a week max. If you have a guest come over past 5pm or on a Sunday without you planning ahead they can get towed. There is technically street parking but it's highly likely your car will get broken into, has happened to me.
6. Difficult to use kayaks
a. You have to drag them from the end of the walkway all the way to the dock. Incredibly difficult even for two people using the kayak "wheels".
b. The kayaks are pretty dirty too, doesn't seem like they clean them. And the wheels to transport them are mostly broken.
c. You can only use them during the summer.
d. Also they charge you every time you use the kayaks which I was not aware of until I used one.
7. Electricity randomly going out - Its happened to me twice, once was just my apartment, then for a bunch of apartments including mine. It took hours for it to be fixed.
8. Few apartment events - They used to have them very often, like free pizza, wine, breakfast, and food trucks. Now it's very rare and even when they occur it's hard to attend if you have a normal 9-5 job because they schedule them in the afternoon or just odd times.
9. Limited pool hours - During the summer a lifeguard has to be at the pool so the hours you can be at the pool are limited.
10. Small pool - Its nice but pretty small, and generally full during the summer.
11. Walls are painted a gross yellow color.
12. Small bedrooms.

PROS:
1. Actual apartments are not too outdated and overall clean and well kept.
2. Haven't had much trouble with bugs, and pest control is on site every Friday I think if you have any issues.

Generally it feels like they don't actually want you to use the amenities when you live here. It is pretty clean and safe which is most important to me, just not sure if it's worth the high price.

Stay at your own risk with this crime ridden apartment

This is the worst apartment complex I have ever lived in. This so called “luxury apartments” took a deep dive after the management changed. The management is unresponsive to calls and concerns from their residents and will NOT provide residents with any details about issues in the apartment complex. Any updates or changes with the amenities and areas of the complex are only given at the very last moment when you can not petition for a change. There is a lot of trash outside in the hallways and... by the parking lot. The hallways smell like trash or pot. A lot of noise disturbances happen in the parking lot in the middle of the night. If you are a light sleeper and will wake up with someone screaming below your apartment, look somewhere else to live. There’s also gunshots heard at night and domestic disputes going on at the complex. The complex gives preferential treatment to certain residents and does not clean the hallways and amenity areas well. The gym equipment is broken down and management does not care to fix it. There are break ins at night as well so if you don’t like theft of your vehicle, watch out. There are so many more CONS to this complex. Promenade Pointe has lost its value and rent is too high for the amount of issues and compromises to safety that occur. If you do end up staying here, just know that things will be far from “luxury”.

The Best of The Best!

This might just be the best community in Norfolk! The property is BEAUTIFUL! It reminds me of a luxury hotel! The staff are more than helpful. They're filled with excitement about their job and eager to help out. They definitely take good care of both their residents and the community. Everyone in the community is very friendly and it definitely feels like home. I never want the staff to change (three beautiful ladies) and I definitely do not want to live anywhere else. The only thing I would... change is if there could be a dog park that would be great! The community is very pet friendly but there's no designated spot for us to play with our furry friends!

Pros and cons

There have been lots of changes here lately, some good and some not good. The grounds have never looked nicer but my wallets never looked slimmer. I don't feel like the staff listens to its residents. We don't like the parking situation so the solution is to straight up charge us to have our guests park and tow us because you couldn't draw bigger lines that are not notoriously difficult to pull into? Not one resident I've talked to likes the addition of a pool guard but it's for our own good? We... all did fine last summer. We can watch our own kids just fine. We don't like the rent increase but it's so we can get a vending machine? We hosted a BBQ this weekend out by the pool and felt like we were being straight up babysat. Probably going to Element once my lease expires.

Vacation at Home

"I felt like I was in a hotel!" says everyone that comes to visit me. Promenade Point is literally vacation at home. A gated community with amenities like a pool, grill area, community room equipped with games and a pool table, and a 24 hour gym - everything I'm interested in all at my house. I don't even have to travel to have summer fun like kayaking or canoeing on a lake because Promenade offers it to the residents right in our back yard. The staff also goes above and beyond to make sure all... the residents are taken care of. With constant planned activities like Saturday brunches and on the clock maintenance, the cheerful Promenade Family always keeps me satisfied as a resident. Not to mention, I get my "vacation at home" at a price that is affordable. I signed my lease the same day I toured Promenade Pointe. I would definitely invite others to choose Promenade as their home.. Vacation at home, that is.
