Wonderful Apartment

I have lived at Howard Commons since it was built and I am only leaving due to a move out of the area. The location is excellent and I love the secure building and heated underground parking. There is a nice mix of people living here with a variety of age groups. For people who noted it was noisy, it is an apartment building and not a house. It is certainly quieter than other apartments I have lived in. The ability to have a pet with a nominal monthly fee is a bonus as well. Management is... friendly and has been very responsive to any maintenance requests I have had over the years. If I end up moving back to the Green Bay Area in the future, I would not hesitate to live here again.

Don’t even think for a second about staying at this place. There are a lot of other luxury apartments in the area that are worth your money- this is not. From the time I moved in there were nothing but issues in the apartment itself. My breakers constantly tripped if I plugged in anything to a bedroom outlet, the lights and outlets went out several times, there was a leak in my ceiling, mold that they refused to test, and a sink that wasn’t installed properly and fell out of the counter leaking... water everywhere. I patiently waited for repairs to be done without complaint, but if this place knows how to do one thing right it is to Nickel and dime you. You will constantly find out about new rules and new fees. The quality of the apartments and the management is poor. There’s a reason why this place always has available units when other complexes don’t. Believe the reviews and save yourself the headache- don’t move in.

I would encourage anyone considering our property to schedule a tour and see for yourself the quality of our apartments. I have to say I sympathize with this resident's complaint about the breakers tripping. That does happen in homes more often... than it used to because of AFCI breakers that are required by law to prevent fires. They are great at preventing arcing but they are also more sensitive to equipment that require a lot of amps at startup. Old vacuums, espresso makers, and treadmills seem to be some of the worst offenders. Sometimes the breaker needs to be replaced and sometimes the resident's personal property is causing the problem. As far as the rules and fees go, we don't really have many fees and they're pretty much all standard ones you'd expect like late fees or NSF fees. They're also all specifically spelled out in the lease so you can be assured you'll be aware of them before you decide to rent from us.

If I could leave 0 stars, I would

SAVE YOUR MONEY. “Luxury” is a stretch. Everything was clearly done extremely cheaply. Could literally hear neighbors snoring. No noise insulation. Supposedly dog friendly, but that’s just not true. They’ll soak you for all you’re worth. Just run. Find anywhere else to live.

I’ve got good news, we know exactly which snoring neighbor you’re taking about. We contacted him and were able to convince him to get a CPAP machine for his sleep apnea. You shouldn’t hear any more snoring going forward! In all seriousness though,... I’m sorry you didn’t like the property. As we always tell people, we paid a lot for extra sound proofing but we can’t prevent all noise when you share walls. As far as the quality of the property goes, I would encourage people to come see for themselves. You can see from the pictures that these are really nice places with high quality materials. Finally, based on your comment about dogs and charges, I’m guessing your dog did some damage and we charged you for the damage. All I can say is we try to be fair about all security deposit charges. You can expect to be charged for damages that you or your pets cause and I think that’s true for all landlords.

Trash

Rewriting as I'm sure they had my previous review removed.

Whatever you do choose anywhere else. Don't let the stainless steel appliances fool you. The management is awful and backhanded. They will lie through their teeth and even argue against screenshots and saved emails. The walls are made of soggy cardboard so you get to enjoy the sound of your neighbors whenever you get lonely!

Do you own or thinking of owning an electric vehicle? Good luck. Due to lack of foresight they failed to build...
an infrastructure in 2021 that can charge vehicles in the detached garages. Wanna charge through the slow 110v garage opener? That's a hidden $50 fee they don't put in the lease but will charge when the manager (Betty) is feeling petty. So that's pretty cool too.

Wanna take out your trash? Well if you're on the complete opposite side of the complex good luck! There's 1 dumpster for over 40 apartments and it's not even centrally located.

There was absolutely zero foresight put into the buildings and surrounding areas and amenities.


They might be new but they are awful. Move along.

Hi Justin – I’m sorry you’re not happy with your apartment. I’m glad to see you renewed your lease and I hope we have an opportunity to change your mind about our property and staff. I reviewed the e-mails and screenshot you referenced in your... review and I don't see any lies. Feel free to send in any other "proof" you have to back up these claims. We have amazing team members working at Howard Lofts and I take offense to your allegations. I do not believe they are true. Our detached garages are not setup for electric charging. Wiring detached garages to the electric panels in each apartment so they could be separately metered was cost prohibitive and so we have them all wired into a house meter we pay for. This is why we don’t advertise electric vehicle charging in the detached garages. That was known to you when you moved in and when you bought an electric car well after you moved in. Charging your electric vehicle with the garage door opener outlet in the ceiling isn’t how we intended that plug to be used. If you want to charge your electric vehicle on our meter, you have to pay a fee for the electricity you use. I wish we had a way to meter it separately for you so we could charge you the exact amount used. Since we don’t, we are estimating the usage at $50/month. That seemed like a fair number based on a typical amount of driving and it definitely seemed more fair than you simply charging your electric vehicle for free the entire time you live here. In regard to the trash collection, yes, we have a centralized dumpster corral. Most apartment complexes have these. This was also known to you when you moved in. Finally, in regard to noise, we put quite a bit more sound proofing materials into these buildings than most apartment complexes do. Even so, we tell everyone that it is normal to hear your neighbors from time to time. You can’t share walls and completely avoid hearing others.
