Horrible place. Avoid at all costs

Avoid this absolute dump of a hell hole like you would avoid the plague. Service requests are not handled.
My kitchen sink will not drain and because it is not an emergency it will be handled in two days or I could have them come out for a service charge.
I had to submit 11 service requests to get them to fix my AC.
I had to threaten to call 911 to have the fire department come out to fix a smoking breaker and the list goes on and on.

While the leasing office staff seem nice and all happy. They...
will do nothing short of stabbing you in the back when you aren’t looking. Avoid this place like your life depends on it!!!!

Wonderful Place- check it out.

Alright - so the apartments/amenities are great and the team of folks who keep it looking and feeling wonderful are amazing! From the maintenance team to the front office ladies, I dig them all… Last year I wouldn’t have said this, because it wasn’t and I don’t like to lie, but with Crystal still there and the new Property Manager, Kelly it has really turned around! I just renewed my lease because of these ladies. They’ve transmuted all the negative energy that maybe was from previous folks and... they’ve really teamed up to make it a great space for those of us that call this home… there are great little things they put on for the tenants to show their appreciation like “wine down wednesdays” where people come together in the common area and relax a bit midweek and just get to know one another. The vibes are lighthearted and easy going.

If you’re an introvert, people don’t bother you at all either, so you can go about your business and folks will just stay in their lane.

All in all it’s solid now and I appreciate the effort they make.

Avoid this place!

They will make you feel amazing before moving in, but you will be nothing but trash to them once you actually move in. I lived here 1.5 years. This place has:

-cars broken into regularly

_get ready for 10 to 15 minute wait times at the elevator every morning and evening at rush hour.
-horrible management team that's almost completely unresponsive to any issue you have
-maintance team that will take months to fix your issues, and in many of my tickets, never fix the issue at all
-all fixtures...
, appliances, walls, materials are very weak and cheap. Everything breaks. If you bump against your walls, you will scratch the thin satin paint. It stains by touching it, and a damp cloth to clean it will rip the paint off. They will charge full price to repaint when you move out.
-no guest parking at all. My guests were always frustrated.
-they say they have guest access but it never works. You will have to go downstairs every time to let someone in.
-move out guidelines and charges are the highest I've ever seen. Just my move out charges were $1700 and I left it in good condition.


At the end of the day your experience will be nothing that resembles luxury.

Large Quantity Of Air BNB Units Terrible Management

Facts:

AirBnB:
Air BNB is allowed at this complex. I have had multiple lesss than desirable experiences with air bnb guests. Asking where their room is, and generally not treating the property like permanent residents would. Although management insists robust background checks are in place, I am breaking my lease to pursue a property that does not allow this practice.

When I first asked about the Air Bnb I was told this was a "grandfathered" in clause from the previous management company....
Since then they have changed their position that it's not grandfathered in, its simply something they wish to continue.

Management:
After informing the property manager of my intention to litigate this situation that myself and several other tenants have complained about, I was given a laughable (I think serious) response that because I mentioned other tenants dissatisfaction I was some how breaking my lease agreement.

Fortunately I have no cost legal representation offered by my employer, otherwise this would be a nightmare to get straightened out !

There are some things you should know before signing a lease here

I lived here for a full year and decided not to renew my lease due to the multiple reasons listed below:

***Hidden fees (monthly and at move-out):
1. I was present for the final inspection before move out and informed that we would have no fees except for the standard cleaning fees; however, to my surprise upon move-out, I was charged $642 to replace both carpets in our 2 bedroom apartment.
2. Our monthly rent bill was incorrect 9 out of the 12 months we lived there. Although they always...
corrected it, it was an inconvenient hassle to spend about 30-60 minutes resolving this every month.

***Constant maintenance issues that take months to be resolved:
1. When I just moved into my new unit, the A/C broke and it took them 8 attempts over the course of 3 weeks to fix it. Worst of all, when maintenance finally fixed it on the 8th try, I came home to find bright orange paint all over my bathroom, which ruined both my bath mats and towels.
2. Our hot water would not stay hot for showers for more than 5 minutes. That required 4 maintenance appointments and was never fully resolved.
3. Glass kept popping out of the window frame, which posed a physical danger. We first made the repair request in 10/18 and it was not resolved until 4/19.
4. The Juliette balcony flooded every single time it rained. We were informed that "nothing could be done" to fix this issue.
5.The hot tub worked about 60% of the time I was living there.

***Frequent staff turn over: every time you had a question or concern you spoke to a different person. They routinely acted completely surprised and unaware of an issue that was supposedly documented multiple times. Resolving each of these individual maintenance issues took hours out of my schedule.

***Safety issues: there were multiple instances of motorcycle, bicycle, and package thefts. The cameras in the parking garage are inoperable and therefore useless.

***Issues with cleanliness: At first, the complex was clean and nice; however, the condition gradually deteriorated. For instance, the smell from the trash room would seep into the hallways. There was a rotting cockroach that remained in the same position in the stairwell for 5 months.

***Lots of Short-term vacation rental units: they have been renting out a large portion of the units in the complex on Wanderjaunt (like Airbnb). With the large number of short-term vacation renters, they were not able to replenish the amenities (e.g., coffee) in a timely manner.
