My family recently moved out of the apartments after living there for two years and had was can best be described as an unethical and dishonest experience upon move-out. On 4/23, more than a week prior to out move-out we requested, via email, a move-out checklist as mentioned in our lease but did not receive one. We conducted our move-out cleaning based on paragraph 46 of our lease to the letter. During the move-out inspection on 5/1 it was mentioned that the carpet would need to be replaced and... that we would be charged for a cleaning, as every tenant that moves out is charged for a cleaning. I mentioned that this was not a part of our leasing agreement and was told they always do it. On 5/3, we received our Final Account Statement with charges for the carpet along with charges for cleaning and painting. These charges led to us owing Palms money. I responded to the email but got no response after 2 days so I called the office asking for clarification. No clarification could be given for the charges for painting or cleaning but it would be "looked into." After 5 days of no response I called back and was told there was "excessive wear and tear" to the walls as well cleaning that provided the basis for the charge. I asked for evidence backing the claim but was told they would need to reach out to maintenance for pictures. I received an email back two days later with pictures attached with metadata showing the pictures were from 5/11, well beyond the move-out inspection and after our conversation stating there was reasoning for the charges. Painting and walls were also not mentioned in paragraph 46 of our lease. Even though this was not mentioned in the lease we still made an adequate effort to clean the walls but the paint was of low quality leading it to not be susceptible to cleaning. Based on this, Palms made charges against us that hold no basis from a leasing standpoint and were not able to support them. Based on reading through some of these reviews, this appears to be standard practice with no accountability from their HQ based in Texas.

Come home to Palms Luxury
I have lived at 1100 E Bell Rd, Phoenix, AZ for 5 years. In this time, I have experienced several different manager teams. Sadly, in past years I have been treated very poorly. So poorly I was prepared to move as my lease is coming to an end 3/23. This is when I met Lantha, the new property manager at Palms Luxury. Lantha is a manger who truly cares about tenants and listens to concerns. Lantha and her assistant Marisa are very efficient and professional. They do whatever it takes to help you... with your needs They both respond promptly to my calls and emails. Because of the kindness and care I have recently experienced I decided to not only renew my lease but to upgrade to a larger apartment. What a great relief to Know Lantha is working day and night to restore Palms Luxury into the living experience it once was when it first opened to rent. Thank you Lantha for being great at what you do. Thank you for caring about the needs of the tenants.

Look Elsewhere
Please do not rent here. They slap the "luxury" label on so they can cost you a ridiculous amount in rent. One time a man tried breaking in claiming he was maintenance man to gain access. Called the office and they did nothing about it. Didn't even seem concerned someone was impersonating maintainable to break in and do god knows what. Cars get broken into left and right and they do nothing about it. If your AC breaks don't expect them to come and fix it until several days or a week later. Once... it is fixed expect to put in another request months later for the same problem. Don't even get me started on the gates. They are constantly broken and always closed. When they are open it is completely random. Don't have the fob? Just spend the next five minutes searching alphabetically for your last name and to have it call you. Why there isn't just a pin is beyond me. Lots of noise from bell road and neighbors that blast music so loud it shakes your living space. Do yourself a favor and consider anywhere else. I've lived here for three years now and it's only gotten worse.

Cheap “luxury”
I have lived here for about 4 years now (multiple different owners) and CAN NOT wait to move. The apartments are decent for the cheaper price, but have increasingly become more sketchy. Police presence is higher, cars being broken into, people digging through the dumpsters, gates constantly broken and office staff are super unhelpful and rude when it’s addressed.
Cute for the price, but wouldn’t recommend besides the for the cheap price.

ABSOLUTELY HATE IT
If I can give no stars I will!! Since the new there is new owners and new management these apartments are not worth the headache. Rent has gone up Tremendously with no new features at all. On top of that if you back your car in to a parking spot it will get towed. There is Cockroach’s in my apartment when you have a problem their maintenance won’t show up the same day. I can go on but I won’t it’s not worth my time.
