First the pluses: the apartments are quite roomy, the kitchen appliances are decent, and the location is convenient to Ala Moana / Waikiki.
However there are many cons: rent is not competitive with nearby area rate and was increased at the end of each term. The utility bill was also abnormally high. Management is not very responsive unless you're persistent in contacting them. The parking lot is outside and mopeds particularly are at risk to being stolen. There's a significant homeless presence... on the block; I’d often hear screaming at night and I once found someone sleeping in the communal laundry room.
We had a couple upsetting experiences while living here. Our unit was infested with roaches before we moved in, and we needed to ask for an exterminator. We also had water and gas shutdowns (with little to no compensation for tenants).
Better value can definitely be found at other nearby properties, so I recommend against living here.
