Been here since 2015. It's been good so far. Unfortunately there are more issues the past year . The trash is a major issue from peole piling bags high by their doors for service to trash strewn all along the landscape, small trash bins never emptied, dog waste stations neglected from no bags to trash barrels never emptied regularly. Illegal dumping and people just tossing stuff in the woods line and parking lot. Safety seems to have gotten better...does need some work. Loud neighbors... and speeding in parking lots remains a problem. Another issue is the amenities....we've lost so many and the gym has been closed since 2019, anytime it's been opened it gets vandalized. ... it's been a good place to live and settle for almost 10 years. Hoping things can get better.

There is garbage everywhere, all the time. Either it's left by residents or maintenance workers that do not clean up (have water heaters, old AC units, and pieces of wood etc...that are left outside buildings for days if not weeks). The lower complex occasionally wreaks of sewage. There is an eternal muddy wet spot in front of building H (maybe a leak or septic issue?). We don't have access to promised amenities like a wellness center or the lower rec area building. The pool is often closed, but... we wouldn't use it anywhere due to cleanliness. The mail area is constantly trashed. The buildings are dirty and have not been cleaned since they were painted white. Dirty and broken screens visible from the parking lot that have not been fixed. There are plants growing out of the gutters on the roof. Broken glass and pieces of metal everywhere. I have been cut twice just walking my dog. The dog park fence was never repaired, so no wonder people do not let their dogs run in there. Avana also never refunded Jeff for years of over paying electricity bills due to a constantly breaking AC unit (he was told he would be refunded). The office is impossible to get a hold of. Either they do not answer the phone, it is routed to some call center, or the door is locked. You are lucky to get in there with some one who will give you the time of day. While the rent isn't bad for the area, considering what you get....We are counting down the days until we can leave.
